Buying Real Estate & Planting Trees: Both should have been done 20 years ago

My grandpa used to say "Know when is a good time to plant a tree? 20 Years ago!" and he was right!
That little tree you stick in the ground this spring won't provide much shade or fruit this year but if it's taken care of it will be worth a lot more in 20 years. Same thing with real estate.
 
One of the first things I ask a client is "Do you have to sell?".  I meet people everyday who are kicking themselves for not buying property 20 years ago or perhaps they sold it 20 years ago and wish they had held onto it for a better payoff closer to retirement.
 
Real estate has proven to be a good long-term investment. It may not go up every year but over time the chart speaks for itself.
